A photograph of water on a flat roof does not tell the whole story. The drainage arrangement, the roof system and how long water remains all need to be understood before deciding what work is justified.
Useful observations from a safe position
Record when the rain stopped and whether the same area remains wet later. Note any leak indoors and where it appears. Use an existing window view or photographs you already have; do not step onto the flat roof to measure a puddle or clear an outlet. Roof surfaces and rooflights can be fragile.
Ask where the water is meant to go
A replacement proposal should explain the route to the outlet or gutter, the shape of the roof and the details around rooflights and adjoining walls. Ask whether the deck condition and drainage arrangement have been assessed. The specific waterproofing system’s requirements should be checked rather than relying on a universal rule about puddle size or drying time.
New waterproofing may not be the whole answer
Where the underlying shape or outlet arrangement is part of the problem, changing only the surface needs careful justification. Ask which part of the proposed work addresses the reason the water is collecting. Any change to roof levels also needs to work with thresholds, rooflights and adjoining details.
Discuss the flat roof alongside the main roof
If both need renewal, define them separately in the quotation so neither is assumed to be included. Our Turning Lane project involved the main roof and a large flat roof extension. That gives you a real example of a combined project, with the scope made clear rather than hidden within the phrase “new roof”.
