A useful new roof price starts with the roof you actually have. A bungalow, a terraced house and a detached property can need very different amounts of work, even when they look similar from the street.
Why we do not publish a single price for every roof
A headline price can leave you comparing different jobs. One quotation may include scaffolding, stripping the existing covering and renewing the roofline, while another covers only the main roof. We would rather explain the work than win your booking with a number that does not cover it. Photographs and your postcode are a good starting point; concealed defects may only become clear once the roof is opened.
The details that change the quotation
The sloping roof area matters, rather than just the floor area of the house. Hips, valleys, dormers and adjoining roofs add details to form and weather. The chosen tiles or slates, roof pitch, access, waste removal and scaffold arrangement also affect the scope. Tell us whether you want chimney work, roof windows, fascias, soffits or gutters included. Ask how timber repairs found during stripping will be explained and agreed.
Compare the total payable, including VAT
Roofing Ninjas is VAT registered and charges VAT. Check the total you will actually pay and the written exclusions on every quotation. A low starting figure is not a saving if the work you expected has been left out. Ask about any building control requirements and associated costs before work begins.
How our payment stages work
We normally take a 30% deposit to book the work and the remaining 70% on completion. Larger projects may have agreed stages linked to completed work. For illustration only, if an agreed total including VAT were £12,000, those payments would be £3,600 and £8,400. That is a payment example, not a roof price estimate. We accept credit cards but do not provide our own finance.
What a proper roof quote should achieve
You should understand the covering, preparation, key details, payment stages and guarantee. Our new roof work carries a minimum 10-year company guarantee, subject to its written scope and terms. We will not agree to conceal known defects simply to lower a quote. If the budget and a sound solution cannot be reconciled, we would rather decline the job.
