What we replace

Fascias

The fascia carries the gutter. We assess whether the existing boards and their fixings are sound enough for capping or need full replacement. Where timber is concealed, the quotation explains what can be assessed before opening up and how further defects will be handled.

Soffits

Soffits close the underside of the roof edge. Ventilation needs to suit the roof construction: replacing the boards alone will not necessarily resolve loft condensation. Read our guide to loft condensation and roof leaks.

Gutters and downpipes

We consider the gutter profile, bracket spacing, falls, outlets and downpipes together. Half-round, deep-flow and ogee options suit different requirements. Water overflowing or running behind a gutter may also affect the supporting timber.

Bargeboards and verge details

Gable-end boards and the roof edge need their own assessment. Depending on the existing roof, the quotation may cover repairs to the verge or a suitable dry-verge system.

Fascias and soffits, or a full roofline replacement?

A gutter can sometimes be replaced on its own. If the boards are deteriorating or ventilation also needs attention, it may make sense to consider the work together. We explain the options and which elements are included so you can decide without paying for the same access twice.

What affects the cost?

• The measured length and how many sides of the house need work.
• Cover boards versus full fascia and soffit replacement.
• The condition of supporting timber and any concealed defects.
• Access and whether a tower or scaffold is needed.
• Internal and external corners, bay windows, porches and dormers.
• Gutter profile, outlets, downpipe runs and ventilation details.
