Flat roof repairs or replacement?
A leaking flat roof does not automatically need a complete replacement. Equally, a small patch will not put a deteriorated roof back into sound condition. We assess the covering, roof edges, adjoining leadwork, drainage and the condition of the deck before recommending the scope.
A local repair may be appropriate where the fault is confined to one area and the surrounding roof is serviceable. If there are wider defects or the covering and deck need renewal, we explain why replacing the affected roof may be the better option. Photographs are useful to start with; concealed conditions may only become clear when the roof is opened up.
For more on pooling after rain, read our standing water on a flat roof guide. For problems on a pitched roof, see our roof repair service.
What have you noticed?
Let us know if you have seen any of these signs from the ground, indoors or a window:
- Water standing on the roof after the rain has stopped.
- A visible dip in the roof surface.
- A lifted or split roof edge.
- Ceiling staining, even if it is away from the obvious roof defect.
These details help us plan the inspection; they do not establish the cause or mean that the whole roof needs replacing. Do not climb onto the roof or press the surface to check it.
Tell us about a leaking flat roof. You can send the details without deciding whether you need a repair or replacement first.
Torch-on felt roofing
We install torch-on felt systems, with the underlay, capping sheet and junction details specified in the quotation. The existing deck, insulation, drainage and access need assessment before the system is agreed. Reboarding, where needed, is identified in the scope or explained as a separately priced allowance; a new covering alone will not correct a damaged deck.
What affects a flat-roof quotation?
- The roof area and shape, including bays, dormers, extensions and garages.
- Whether the work is a local repair or renewal of the covering.
- The condition of the deck and whether damaged sections need replacing.
- Insulation, falls, outlets and the way rainwater leaves the roof.
- Edges, upstands, adjoining walls, leadwork and gutter connections.
- Safe access, scaffolding where needed, stripping and waste removal.
We provide a written scope and VAT-inclusive price after assessing the work. Your quotation identifies what is included and how any concealed defects or additional work will be agreed. The roofing system and any guarantee applicable to your job are set out in the quotation.
How we assess your flat roof
- Tell us the postcode, which roof is affected and what you have noticed. Photographs from the ground or inside help; do not climb onto the roof to take them.
- We discuss the problem and arrange a free inspection where needed.
- We explain the proposed work and provide the written quotation before you decide.
Start dates and the programme depend on suitable weather and safe working conditions. An enquiry does not reserve a date or commit you to work.
Flat-roof work you can see
Our Ruff Lane project in Ormskirk includes two flat roofs, renewed dormer lead cheeks and guttering, with photographs of the earlier roof and work in progress. The Fazakerley bay-roof report shows another completed flat-roof project. Each report describes its own scope; the right approach for your roof depends on its condition.
