A leak is a symptom, not a decision about the whole roof. The useful question is whether a defined repair can leave you with a sound roof, or whether repeated problems are coming from a wider failure.
When a repair may make sense
A local defect in an otherwise serviceable roof can justify a local repair. The assessment should identify the cause, the surrounding condition and how the repair will join the existing work. A small damp mark indoors does not prove the defect outside is small; equally, an alarming stain does not prove every roof slope needs replacing.
When to discuss a complete replacement
It is worth discussing replacement when defects affect several areas, previous repairs keep failing, or the covering and underlying work need substantial attention together. Ask what can sensibly be retained. Roof age alone cannot answer that question, and there is no universal age at which every tiled roof must be replaced.
Compare the next few steps, not just today’s bill
Ask what a repair will address and what it will leave behind. If another area already needs work, discuss whether doing both together makes sense. Separate a temporary measure intended to limit water entry from a lasting repair. Do not assume a patch carries the same scope or guarantee as a complete replacement.
Our approach
Our preference is complete re-roof work, but that is not a reason to tell every homeowner they need one. We want the proposed work to stand up to scrutiny. We will not promise that a limited repair solves defects we know extend beyond it, or accept a specification we cannot stand behind.
