This bay window flat roof replacement in Fazakerley involved more than renewing the felt. Once the old covering and deck were removed, we found rotten timber and inadequate support beneath the roof. The work included replacing the defective joists, rebuilding the deck and renewing the waterproof covering, alongside new gutters and repairs to a redundant chimney.

What we found beneath the old bay roof

Prolonged water ingress had damaged the timber. The existing joists were undersized and the roof had developed a fall in the wrong direction. Simply covering over the old surface would have left those problems underneath.

Replacing rotten roof timbers and correcting the falls

We replaced the defective joists with new C24 timber and adjusted the framing to provide the required falls. New OSB3 roof boards, timber furrings and a rear upstand formed the base for the replacement covering.

The waterproofing comprised a torch-on bitumen underlay and a mineral cap sheet. We also dealt with defective felt at the junction with the tiled roof and fitted eaves support trays. These details matter just as much as the surface you can see from outside.

New gutters and work to the chimney

We installed black ogee guttering at the front and black half-round guttering at the rear, together with replacement rear fascia. The outlets and connections were addressed so the new system could carry water away from the property.

The chimney work changed after its condition was assessed. Four old pots were removed from the redundant stack, loose upper brickwork was rebuilt or rebedded, and the stack was capped with slate and a weathered mortar finish. Pointing was renewed where needed.
