It may be possible, but chimney removal should be a defined part of the project. The stack, supporting structure, roof opening and any flues in use need to be considered before work is agreed.
Explain what you want removed
Removing the part above the roof is not the same scope as removing chimney breasts inside the house. Tell the assessor whether the chimney is shared, whether fireplaces or appliances use it and what renovations are planned. Do not assume that an apparently unused stack has no function or structural implications.
Agree the necessary assessments first
Structural alterations can require building control approval. Shared structures may also raise separate ownership or party wall questions. Establish the requirements with the appropriate professionals before work, rather than treating a roof quotation as confirmation that every permission and design issue has been resolved.
The roof still needs rebuilding around the change
Removing the stack creates work to the roof structure and covering. It may also affect valleys and other junctions. Our Ruff Lane project involved a roughly 16ft chimney, well over 1,500 bricks and valley reconstruction, following a structural engineer’s request for the renovation. It illustrates why chimney removal is not simply a brick-removal price.
A different example at Denebank Road
At the West Derby property, the job included roof replacement and alteration of the chimney at the party wall. That was a different scope from complete stack removal.
