Is It Loft Condensation or a Roof Leak?

Finding moisture in a loft is worrying, but it does not establish that rain is coming through the covering. Condensation and a roof leak need different investigations, and they can occur together.
Record where and when moisture appears
Note whether moisture seems widespread or local, whether it follows rainfall and whether it occurs during cold weather. Photograph what you can see from a safe, properly accessible position. These observations help an assessor, but they are not a diagnosis. Do not walk on ceiling plasterboard or enter an unsafe loft to collect photographs.
Ventilation is part of the picture
NHBC’s homeowner guidance explains that restricted airflow can contribute to roof-space condensation and warns against blocking existing ventilation openings. The correct arrangement depends on the roof construction. Adding vents at random or assuming every membrane removes the need for ventilation is not a substitute for assessment.
What to tell the person assessing it
Mention recent insulation work, alterations, changes in how the home is used and any earlier roof repairs. Explain whether the dampness is around a particular chimney or roof window. If the condition began after a change, that is useful history, although it does not by itself prove the change caused it.
Do not buy a new roof on a guess
If the covering is serviceable and the cause is moisture from inside the building, a replacement covering alone may not resolve it. If a full re-roof is appropriate, the quotation should consider the roof build-up and moisture management as well as the outside finish. We want the work proposed to address the evidence, not simply give you something new to look at.
